Valuations
Restricted Access Valuation
Cost $330
When you are in a hurry to get a valuation and can't wait for arrangements to be made with the tenants for access, or when for other reasons you are not able to contact owners or tenants of a property you can arrange a Restricted Access valuation. A valuer visits the property and inspects it from the outside, checks other property sales in the area, looks at satellite images and uses other resources to estimate the value of a property.
Full Valuations
Cost $450
Where you have the time and access to a property an inspector can visit a property and inspect it thoroughly, also checking comparative sales in the area and providing an expert and independent appraisal of a property's value.
Luxury Valuation
Cost $1100
Luxury properties are usually properties worth more than a million dollars (congratulations by the way) or for properties that are particularly unique, such as specialist homes designed by architects or homes that have some special attribute that is highly valuable.
Family Law Valuation
Cost $770*
When involved in a family law dispute certain activities and forms must be undertaken in verifying the value of property. The Family Law Act and Family Court has specific requirements for Family Law valuations. Your solicitor or court officers can tell you more.
*If the valuer is later required to attend court to give evidence additional time-based fees will be charged.
Building reports
Pre-purchase inspection
Cost $570
Pre-Purchase inspections check houses for visible structural damage. If there are signs of structural damage you are advised to take further steps, either to remedy the problem or when negotiating the purchase price on a property.
Pre-Tennant Rental Report
Cost $440
When you are planning on renting out a property you should have a professional inspect and document its current state so that if there are problems with the condition later you have an independent document to verify your claims.
Pest Reports
Standard Pest Inspections
Cost $350
When ever you are buying a property you should check whether there is any visible evidence of borer pest activity. If you can see damage, pests may be present and you should take further steps to protect the building.
Thermal Camera Report
Cost $550
For when you want extra reassurance about pest activity in your property, or for when you know there are pests active and you want to know where the activity is.
